<p>Pictured is a 54,763 square foot facility located on 4.23 acres in Freeman Field Airport and Industrial Park in Seymour, Indiana.  </p>
<p>The building currently is home to Kocolene Marketing, and the company is planning to relocate into another location in Seymour.</p>
<p>The facility includes 41,825 square feet of warehouse space and 12,938 square feet of office space, one 12&#215;12’ truck dock, four 12&#215;12’ overhead doors, and 25&#215;80’ bays.  Electric service is 3-phase 1,200 amp.</p>
<p>Asking price for the building is $1,995,000 and the owner would consider leasing options to qualified tenants.  Land is leased from Seymour Airport Authority at $2,031 per acre per year. </p>

Jackson County’s oldest industrial park is the Freeman Field Airport and Industrial Park, located in the southwest quadrant of Seymour and adjacent to the Louisville &#038; Indiana Railroad Company (LIRC).</p>

<p><em>About the East Side Industrial Park in Seymour, Indiana:<br />
The East Side Industrial Park in Seymour was developed in the mid-1980s and is located less than one mile from Interstate 65 and adjacent to the CSX Rail System. All utilities are in place and ready to be extended into new facilities at the 400-acre park.</p>
<p>Aisin U.S.A., a wholly-owned subsidiary of Aisin Seiki, constructed their first U.S. manufacturing facility at the park and have expanded numerous times. In 2004, Aisin Holdings of America constructed a new corporate office complex at the park, and recently completed a new training facility. The company also purchased a second manufacturing facility at the park in 2005 to meet increased production needs.</p>
<p>East Side Park is also home to Seymour Tubing, a Japanese company specializing in producing cold-drawn steel tubes. Excel Manufacturing (specializing in metal finishing and CNC machining) and Mid-America Veneer (a cutting operation) also located in the park during the 1990s.</p>
<p>JLM Pharmatech, a pharmaceutical company, moved into the park.  JVC Hendricks Box expanded their operation into two 40,000 square foot buildings, and Cereplast Inc. announced plans to open their new proprietary bio-based sustainable plastics operation.   A 100,000 sq. ft. building was purchased by Columbus Container for their logistics business, and a new 83,000 sq. ft. spec building will begin construction in 2009. </p>

<p>The park is home to Indiana Steel and Tube, which purchased the former Russell Stover Distribution Center in 2008 and renovated the facility to create a steel coil processing and manufacturing operation.</p>

<p>The Crothersville Industrial Park was established in 1995 when Aisin Drivetrain, Inc. (ADI) a division of Aisin World Corp. of America (AWA) announced plans to construct a 90,000 sq. ft. facility to manufacture and assemble power train components for use in industrial equipment applications. The company completed a 260,000 sq. ft. expansion in May of 1998, and recently expanded again to add Aisin Chemical, Indiana (ACH).</p>
<p>In 1997, Cerrowire opened a 105,000 sq. ft. manufacturing plant and distribution center to produce building wire products used in residential, commercial and industrial construction.  Cerrowire as well has expanded at the site. </p>
<p>The park has 50 acres occupied and more than 100 acres available for development.  </p>
<p>Utilities are in place ready for extension to new facilities. </p>
<p>Asking price for land is $15,000-$20,000 per acre. </p>
